Property Bangok is still highly positive in at least the short term, and the take-up for new properties are expected to be on the increase, with many being sold even proior to completion.

Culturally, property buyers in Bangkok buy new. Those who buy into new property pay a premium for doing so and they are the most likely to be stung if property in Bangkok were to turn sour. However, this does not deter buyers.

Those buyers who expected high returns might be disappointed as the entry of new Bangkok property units continue to exert pressure on rates of return. Tenants are often more interested in the area of the property, and the quality of design and decoration rather than merely rely on rental price.

It is expected that rentals will maintain an upward trend over the long term but this may not be the case. Many people expect property Bangkok to remain buoyant for the next few years.
This year's increase in interest rates will cause most mortgagees to re-evaluate their finances before buying, and it has been widely published in the press that further increases are inevitable.

Interest rate hikes, in line with construction cost increases, will also place financial burdens on developers, forcing them to increase unit prices.

Construction remain bouyant, but have recently been slightly stifled by restrictions in bank lending. However, property Bangkok has seen a period of rapid growth.

Foreign interest in the property Bangkok should continue to remain robust though, as property prices in Bangkok are still very cheap relative to other capital cities.
